Headquartered in Atlanta, Georgia, Starlight sells new homes in Atlanta, Austin, Charleston, Dallas, Houston, Nashville, Orlando, Phoenix, Raleigh, San Antonio and Tampa.

Position Overview:

  • To accurately support the establishment and monitor costs associated with product in both development and construction phases
  • To identify and implement, in coordination with Construction teams and the Purchasing team, new and more cost efficient methods and materials
  • Cost type ownership of Starlight Homes

Key Duties:

  • Estimating, establish, and monitor house costs, and direct costs and perform monthly brick and mortar costing reports.
  • Works collaboratively with Corporate Starlight Purchasing Team, VP of Operations and VP of Purchasing to ensure competent subcontractor base
  • Recruit, Develop, and negotiate contracts with new vendor partners focused soley on our Starlight Homes business.
  • Identify and recommend improved and/or more cost-effective methods and materials
  • Manage subcontractor issues for responsible cost types– purchase orders, answering questions regarding payment, locking down take-offs, etc
  • Investigate take off errors between original bid and actual construction expense on a timely basis and update each unit as necessary. Utilize the Problem Area Reports PAR in doing so.
  • MLOT (Site conditions) budget establishment in coordination with construction department at start of each unit
  • Review monthly closings and provide the Division Controller with cost to complete estimates no later than the third business day of each month
  • Subcontractor contract management
  • Works collaboratively with Construction and Finance function to identify and reduce cost variances. Attend project manager meetings and answer questions related to vendors and takeoffs.
  • Contract price entry into system.
  • Maintain PO accuracy.
  • Assemble and maintain standardized bid documents and Schedule C’s.
  • Other duties and responsibilities as assigned

Skill Required:

  • 4 year college degree – emphasis in Business Management preferred or equivalent experience in construction and purchasing in the residential construction industry
  • Strong communication skills
  • Computer knowledge with job costing and purchasing software with use of Microsoft Office software specifically Excel. Strong emphasis in Excel knowledge a plus.

Typical Physical and Mental Demands:

  • Must be able to read, write, and speak fluently in English.
  • Employees in the position are required to be able to hear and have vision sufficient to utilize all office equipment.
  • Use of hands and fingers is required to utilize standard office equipment.
  • Requires occasional lifting up to 20 pounds.

Work is generally performed in a typical office environment using standard office equipment. Work is typically sedentary in nature, but some walking and standing maybe required. Fast paced environment subject to numerous schedule and priority change and short notice activity.
